The problem
What it solves for a business
For: Property handover snagging companies in the UAE and home inspectors in the US, India and elsewhere.
- Inspectors write reports late at night after a full day on site.
- Leading inspection software charges per inspector plus a fee on every published report, and some show insurance offers to the inspector's clients.
- Signal drops in basements and new towers, and sync failures lose work.
How it works
HandoverCheck, step by step
- 01
Book and sign
Clients book online with size and add-on pricing, sign the agreement and pay into the firm's own payment account.
- 02
Inspect offline
The inspector works through the template on a phone; every edit is saved on the device and syncs when back online.
- 03
AI drafts findings
Short notes become a draft finding with severity, location, trade and a cost range, which the inspector reviews and edits.
- 04
Check before publishing
Rule checks plus an AI review flag issues such as wrong severities before the report goes out.
- 05
Publish and follow up
Send an interactive web report and PDF, a developer snag list by trade, and later a re-inspection showing what was fixed.

Why switch
Advantages over Spectora
No seat or per-report fees
Every feature for every inspector, where a 3-inspector Spectora firm pays about $3,090 a year before Advanced fees.
Built for UAE snagging
Floor-plan pins, developer lists by trade, re-inspection with % fixed and a developer acknowledgement link, which research found no UAE SaaS offering with public pricing.
Your clients stay yours
No insurance, warranty or moving offers in reports, and client data is not sold.
Offline that keeps both edits
Edits are stored on the device first and merged per finding, so two inspectors on the same item do not overwrite each other.

Use cases
How teams use HandoverCheck
Dubai apartment handover
A snagging firm pins 22 snags on the floor plan, sends the developer a list by trade, and tracks which snags the developer accepts or disputes.
De-snag visit
An inspector reopens the earlier report, marks each snag fixed, partly fixed or not fixed, and publishes the % fixed.
US home inspection firm
A 3-inspector firm takes online bookings, collects payment and e-signature, and publishes reports without per-inspection fees.
India pre-handover check
An inspector documents hollow tiles and dampness in a new flat and collects payment by UPI.
Under the hood
Where AI is used, and where it is not
The model
Qwen on Surge's own AI server. Claude only as an opt-in paid backup for companies that switch it on, metered at cost. AI output is English only.
Rules and code
Booking prices, slots and bookings come from the firm's real data; rule checks run before publishing; report Q&A answers only from the report's facts and refuses otherwise.
People in the loop
The inspector reviews and edits every AI draft finding and decides when to publish; assistant bookings land as requested until the firm confirms.
